The Shire Melrose 20 x 8 Garden Office is a high spec garden building to give you a valuable additional work space. This is a turn key office, painted externally and internally, fully insulated, double glazed and complete with a Herringbone effect vinyl floor, all fully installed onto your ready prepared base.
The door has a three lever lock and in the summer you can work with the double door thrown wide open to enjoy the birdsong. All windows are opening. The construction itself is as impressive as it looks. The external cladding is 19 x 125mm overlap panels. Each panel is treated throughout with our proprietary zinc borate based process to help resist fungal decay and insect damage.
The cladding sits on 44 x 44 mm framing to give a sturdy construction. The floor is 20mm T&G, fully insulated with 25mm Celotex and finished internally with the attractive herringbone effect vinyl. Externally the roof is 11mm OSB Board finished with 1.2mm EPDM rubber roof that carries a 50 year guarantee, internally it features 23mm of insulation finished with 12mm of MDF. All the internal cladding is MDF, moisture resistant board, grooved to imitate classic cladding. The internal wall and roof insulation consists of YBS Airtec Double, a highly reflective aluminium foil with a durable laminated surface either side of an air bubble membrane which effectively acts as a Vapour Control.
This has an R-Value of 1.45. There is a lovely choice of paint colours which will ensure your new office will be the envy of your neighbours! When siting, allowance should be made for the roof overhang and for access around the outside during construction and subsequent treatment. Following your order, you will be contacted by our specialist team to discuss paint colour as well as your base and delivery date choices; installation will be on the same day as delivery for your convenience.

Delivery and Installation Timeframes
We offer same-day delivery and installation services. While we strive to complete the installation on the same day, larger buildings may require more than one day for installation. You can find the estimated delivery and installation lead time for this product on the product page above. Our lead times are calculated in working days (Monday - Friday) and do not include Bank Holidays. These estimates are sourced from the manufacturers and serve as a general guideline, subject to fluctuations in demand. We provide this information in good faith to represent the expected delivery during that period. Please note that some remote areas might experience slightly longer lead times.
Delivery and Installation Procedure
Within 5 working days, Shire, the manufacturer, will reach out to you. This communication will be via either a text message or an automated telephone message. If a mobile number is not provided, the latter method will be used. This message will include the necessary website link where you can review and accept the assembly's terms and conditions. Prompt acceptance of these terms is crucial to avoid any potential delays. Once you've agreed to the terms and conditions, Shire will contact you within the specified timeframe to arrange the delivery and assembly date for your order. Please note that this process might take more time during peak seasons. Keep in mind that the installation team will require unobstructed access to your garden, a minimum of 18" clearance around the building, and a solid, level foundation. It's important to know that Shire's installation team cannot bring the building through your home, as they lack the insurance coverage for entering a customer’s property.
Delivery Day
The manufacturer, Shire, handles the delivery process. Typically, this item will be delivered using a 17-ton flat-bed vehicle, similar in size to a council refuse lorry. Deliveries are scheduled within the time frame of 7 am to 7 pm.
